Tenant Fees

All fees charged to tenants will comply with the Tenant Fees Act 2019.
Permitted fees include:

  • Rent
  • A refundable tenancy deposit capped at:
    • No more than five weeks’ rent where annual rent is below £50,000
    • No more than six weeks’ rent where annual rent is £50,000 or above
  • A refundable holding deposit (to reserve a property) capped at no more than one week’s rent
  • Payments to change the tenancy when requested by the tenant, capped at £25 or the reasonable costs incurred if higher
  • Payments associated with early termination of the tenancy when requested by the tenant
  • Payments for utilities and services, including gas, electricity, water, communication services, TV licence, and council tax
  • Default fees for late rent payments (3% above the Bank of England base rate)
  • Access when locked out: £25
  • Access and new key: £25 plus the cost of replacement keys
